Ravenslade were appointed as Project Managers and Cost Consultants to de-risk the project and carry out due diligence from the site acquisition stage, managing the risk register, design team, and ongoing contracts.

Our scope included:

Ecology mitigation: The site is home to badgers, newts, and bats. Mitigation works were carefully programmed to meet seasonal requirements without disrupting the civils contract.

Archaeology mitigation: A four-month archaeological mitigation programme revealed Bronze Age burial grounds and other remains prior to the start of on-site works.

Statutory adoptions: Section 38 roads and Section 104 drainage were implemented, including an off-site foul drain requisition agreement to pump foul water across watercourses and estate roads to a nearby pumping station.

Utility network: A specialist engineer was appointed to collate all utility information, assess available capacities, and identify abnormals required to service each plot.

Surveys: We provided a comprehensive technical pack including site investigation, topographical, geophysical, ecological, and services surveys to inform infrastructure design.

Consultant appointments: Ravenslade managed the retained consultant design team and coordinated further specialist consultants as required.

Ravenslade also managed the on-site works under an NEC Contract, ensuring the project was delivered efficiently and with risk carefully controlled.
