This was a highly complicated site with multiple existing tenants and freeholds. The project involved the vacant possession of a large cash and carry and the relocation of an existing timber merchant to the adjacent site.
The ground required decontamination, dewatering and several party wall acts were required. A large retaining wall was installed to enable the relocation of the timber merchant and a section of offsite private highway was rebuilt to adoptable standards.
All this enabled the lease of 50,000 sqft to B&Q. The contaminated ground was remediated on site thus saving high tipping charges which would have otherwise made the project unviable. Ground stabilisation was carried out to economise on the sub structures and careful forward planning and risk management enabled the project to proceed and return the forecasted profit.
