The scheme involved the construction of a 30,000 sqft unit for a pre-let to Focus and the construction of a further 30,000 sqft unit with pre lets to Halfords, Carpetright and Furnitureland. The key to the projects viability was to engineer the ground conditions sufficiently to allow pad foundations thus avoiding costly piled solution.

The local subsoil comprised shillet which is highly volatile in certain conditions and so attention to detail was needed to work closely with the main contractor to de risk this portion of the project sufficiently to allow works to commence.

Careful forward planning, an understanding of the technical nature of the project and good consultant liaison produced the most economic scheme.
